Exploring artificial intelligence role in improving service building engagement in sorting

Waste management researchers have identified that the correct disposal of solid waste is better addressed upstream, where people properly sort their solid waste. Sorting solid waste is a practice that requires a behaviour friendly to sorting and willingness to continuously comply with waste management policies. However, the dynamic and ever-changing nature of service buildings' users makes fostering such behaviour challenging, potentially jeopardizing solid waste sorting efforts. Therefore, in this paper, we explore the possible role of artificial intelligence in alleviating the cumbersome process of sorting solid waste, by developing a virtual assistant that interacts with tenants via verbal and visual inputs to provide them with waste management services and instructions. The virtual assistant utilizes Natural Language Processing and computer vision techniques to enable voice and image recognition functionalities and achieved accuracy levels of 85% and 88% for verbal and visual inputs, respectively. The present work can be a solid foundation to investigate further implementation of virtual assistants to support sustainability practices in Facility Management.

Methodology for Determining Sustainable Water Consumption Indicators for Buildings

The objective of this study was the definition and determination of sustainable water consumption indicators for activity categories, as well as the evolution of water consumption in commercial buildings. These indicators were determined through statistical analyses using Shewhart charts. Within a broader scope, the research proposed a methodology to automate sustainable management of water consumption in building operation using BIM–IoT–FM integration. The scientific rigor of the methodology was based on the precepts of design science research. The methods proposed for the construction of functionalities and the application of the reference indicators provided an optimized analysis of water consumption and the detection of excess consumption and leaks. The methodology, implemented in an online prototype, AquaBIM, could deliver a significant advance for building management. A conceptual test of AquaBIM evaluated the consumption indicators and validated our methodology through its application in a commercial building. The building consumption analyses showed a potential for approximately 15% savings. In addition, five requirements of the international sustainability certification AQUAHQE were met. The results of our research provide an innovative approach for the automation of sustainable building management and could be expanded to monitor and report on the consumption of other critical resources such as electricity and gas.

Validation of a multiple criteria tool for healthcare facilities quality evaluation

Purpose

Several healthcare quality assessment tools measure the processes and outcomes of the care system. The actual physical infrastructure (buildings and organizational) aspects are, however, rarely considered. The purpose of this paper is to describe the process of validation and weighting of an evidence-informed framework for the quality assessment of hospital facilities from social, environmental and organizational perspectives to complement other assessments.

Design/methodology/approach

Sustainable High-quality Healthcare version 2 (SustHealth v2) is the updated version of an existing framework composed of three domains (social, environmental and organizational quality). To validate and establish a relevant weighting, interviews were conducted with 15 professionals within the field of healthcare planning, design, research and management. The study has been conducted through semi-structured interviews and the application of the Simon Roy Figueras (SRF) procedure for the elicitation of weights criteria. The data collected have been processed through the DecSpace web platform.

Findings

Among the three domains, the organizational qualities appear to be the most important (W = 49%), followed by the environmental (W = 29%) and social aspects (W = 22%). Relevant indicators such as future-proofing, wayfinding and users’ space control emerged as the most important within each macro-area. Those results are confirmed by the outcome of the interviews that highlight user/patient-centeredness, wayfinding strategies and space functionality as the most important concepts to foster in existing healthcare facilities improvement.

Practical implications

The study highlights important structural and organizational aspects that hospital managers and planners can consider when dealing with healthcare facilities’ quality improvement.

Originality/value

The use of the SRF multicriteria method is novel in this context when used to weight an assessment tool with a focus on hospital built environment.

Data center maintenance: applications and future research directions

Purpose

One of the most critical infrastructures is a data center (DC) because of it having many servers, computers and other equipment. DCs provide online services for various companies in the information technology (IT) industry. DC facilities should provide reliable online services while addressing the required quality and performance level considering maximum reliability and availability. The purpose of this study is to represent and classify the main findings in this area and to identify the main research gaps and shortcomings from the perspective of research.

Design/methodology/approach

This paper provides an organized and systematic literature review focusing on topics regarding the operation and maintenance (O&M) management of DCs.

Findings

Although there are several studies on O&M management systems for industrial systems and facilities, a limited number of studies with few methods and models have focused on DCs so far and these facilities require more attention. This paper identifies the issues and challenges for DC buildings and facilities and provides a conclusion of the findings to highlight the main research limitations for discovering new potential methods as future research opportunities.

Research limitations/implications

The paper has highlighted the main practical issues of DCs in terms of maintenance management. Several research works have been discussed specifically for DC’s maintenance, which makes this paper a credible source for researchers, maintenance managers and companies involved in the area of DC. Because several of the reviewed literature were based on real case studies, decision-makers in the DC maintenance sector can take advantage of new research on maintenance scheduling to reduce the costs of maintenance.

Originality/value

The paper has presented a comprehensive list of frequent keywords in recent publications related to O&M management for DCs. It has provided a categorized list of publications based on by their topic, methodology and case study. Because this paper has discussed research works specifically for DC’s maintenance, it is a credible source for researchers, maintenance managers and companies involved in the area of DCs.

Barriers to “green operation” of commercial office buildings

Purpose

The built environment is a major source of carbon emissions. However, 80 per cent of the damage arises through the operational phase of a building’s life. Office buildings are the most significant building type in terms of emission-reduction potential. Yet, little research has been undertaken to examine the barriers faced by building operators in transitioning to a green operation of the office buildings in their care. This study aims to identify those barriers.

Design/methodology/approach

Building facilities managers with between 7 and 25 years’ experience in operating primarily Melbourne high-rise office buildings were interviewed. The sample was taken from LinkedIn connections, with ten agreeing to participate in semi-structured interviews – out of the 17 invitations sent out. Interview comments were recorded, coded and categorised to identify the barriers sought by this study.

Findings

Seven categories of barriers to effecting green operation of office buildings were extracted. These were financial, owner-related, tenant-related, technological, regulatory, architectural and stakeholder interest conflicts. Difficulties identifying green operation strategies that improved cost performance or return on investment of buildings was the major barrier.

Practical implications

Government, policymakers and facilities managers themselves have been struggling with how to catalyse a green transition in the operation of office buildings. By identifying the barriers standing in the way, this study provides a concrete point of departure from which remedial strategies and policies may be formulated and put into effect.

Originality/value

The uptake of green operation of office buildings has been extremely slow. Though barriers have been hypothesised in earlier works, this is the first study, to the best of the authors’ knowledge, that categorically identifies and tabulates the barriers that stand in the way of improving the green operational performance of office buildings, drawing on the direct knowledge of facilities experts.

Green maintainability assessment of high-rise vertical greenery systems

Purpose

Vertical greenery systems (VGS) have been a widely accepted design strategy that contributes to creating sustainable built environments. However, green building technologies (e.g. VGS) have grown in complexity which poses maintainability challenges. Designing with maintainability in mind is crucial in delivering efficient and sustainable buildings. This paper aims to assist designers and allied professionals in terms of integrating maintainability and sustainable design in developing high-rise VGS directly from its design inception.

Design/methodology/approach

The study is grounded on the “Green Maintainability” concept which link maintainability, sustainability and facility management right at the outset. The Green Maintainability factors are translated into critical design criteria which are used to analyze the selected instrumental case studies to evaluate the high-rise VGS performance and maintainability potential. A qualitative approach via the triangulation of data collected from relevant literatures, field surveys and walkthrough interviews is undertaken.

Findings

Findings have shown that the major VGS defects which are mostly occurring in the case studies are issues concerning fallen leaves and dirt accumulation; safety issues during cleaning and repairs; insufficient maintenance access; algae/ mould growth; withering plants; water stagnation/ ponding; poor/faulty irrigation and water dripping and unavailability of natural elements. Best practices and lessons learned revealed few design oversight and technical issues concerning high-rise VGS façade implementation. While maintenance cost, biodiversity and lack of coordination among involved professionals are the additional issues which emerged during the stakeholders’ walkthrough interviews.

Originality/value

Current researches conducted on the maintainability of green building technologies (e.g. high-rise VGS) are still few. This research study is the first comprehensive assessment to determine the green maintainability potential and performance of high-rise VGS in tropical conditions.

Initiatives to integrate operational knowledge in design: a building client perspective

Purpose

This paper aims to focus on deliberate actions by the building client to integrate knowledge of facilities management, in particular building operation, in design and construction of sustainable facilities. Examples of current practices are studied to answer the following questions: Which initiatives to enable operational friendly and sustainable buildings are currently used by building clients in Denmark? Which initiatives could be appropriate to use in the future, and which parties are in the best position to implement the various initiatives?

Design/methodology/approach

The study is a hermeneutic multi-method study, which consists of a review of former research, a case study and a survey. It starts with theoretical background based on earlier research with the aim to identify initiatives to ensure the use of operational knowledge in building design. Hereafter, the paper presents, analyses and discusses two studies: a case study of current practices at a university campus organisation and a survey of five swimming facilities. All cases are from Denmark.

Findings

In all, 31 initiatives to enable use of operational knowledge in building design were initially identified. In the case study, 11 additional initiatives were found. The case study and the survey of swimming facilities show different degrees of implementation, varying from 18 to 31 initiatives implemented. However, the studies show that introducing the initiatives is not sufficient; it takes deliberate actions to get the initiatives well implemented. Within the building client organisation, three main actors should care for implementing the initiatives: Top management, building client division and operation division.

Originality/value

Research-based literature on practices in relation to knowledge transfer from operation to design is limited. This paper provides insights into deliberate efforts on transferring knowledge from operation to design among Danish building clients.

Evolution to Emergence of Green Buildings: A Review

“Green Buildings” are essential in being responsive to the challenges of climate change and global warming while inhibiting natural resources degradation. This demand requires specific attention to increase the adoption of green-certified buildings within the construction industry. Innovative tools and techniques are needed to meet global challenges and strategies set for Sustainable Development Goals of 2030 agenda. This paper provides an intensive review of the evolution of green buildings from a sustainable development perspective which investigates the current global adoption of green buildings. Systematic Literature Review (SLR) and Selective Critical Literature Review Analysis (SCLRA) methodologies were adopted focusing on the content analysis to develop more in-depth knowledge. The scope of this study enlightens the sustainable development goals and initiatives. This paper highlighted that there is still inadequate adoption of green buildings and their rating tools on a significant basis in developing countries. This research adds a method towards the better understanding of green buildings and current scenarios that shall be considered for future research.
