Investigating the Association between Outdoor Environment and Outdoor Activities for Seniors Living in Old Residential Communities. Abstract
Many seniors live in old residential communities (ORCs) with low-quality outdoor environment (OE), which hinders the residents’ outdoor daily activities (ODAs). This paper empirically investigates the association of OE on ODAs for seniors living in ORCs. A questionnaire was designed and distributed in six central districts of Nanjing city. A total of 258 questionnaires was finally collected, of which 60.08%, 29.46%, 9.69%, and 0.78% respondents were scattered into four age groups (61–69, 70–79, 80–89, and ≥90), respectively. Based on reliability analysis, correlation analysis, and regression analysis, the results show that: (1) social activities are mainly associated with noise; (2) leisure activities are significantly associated with road accessibility, slip-resistance measures, greenery, and staff; (3) utilitarian-type activities are significantly associated with stairway accessibility, slip-resistance measures, greenery, and seating; (4) there is a significant association between nature-exposure activities and layout, greenery, and poor air quality. The findings could guide Chinese officials when renewing ORCs by addressing the most important outdoor environmental factors associated with ODAs.

Abstract
The population is getting older in Mainland China, which presents a huge challenge of how to support these increasing elders to enjoy a high quality of life (QoL). Due to the limited nursing institutions and Chinese traditional culture, aging in place is the most common choice for elders. Up to now, most elders in cities are living in old residential communities (ORCs) rather than new ones. Poor quality of outdoor living environment (OLE) in these ORCs cannot well support the daily life of the elders, especially for those with physical problems. A questionnaire study was conducted to explore the influence of OLE on the QoL of elders living in ORCs. A total of 107 questionnaires were completed by both elderly residents in ORCs (45.79% were male and 54.21% were female). The data was analyzed by a mix of reliability analysis, correlation analysis, and regression analysis. The results showed that physical health of elders was influenced by distance, safety, greenery, seat, recreational facilities; psychological health was predicted by width, height, and greenery; social relationship was affected by distance, safety, and recreational facilities. Based on the research results, recommendations were proposed to property management service providers and local governments, including providing more seats at a reasonable height, setting handrails alongside the long ramp, installing folding seats along building stairs, and so on.

Abstract
PurposeThe world was facing significant aging challenges. Aging in place has long been advocated which reflected the preference of older people to stay in their own home as long as possible. A huge amount of older people resided in private buildings that consist of both indoor settings (i.e. individual unit flats) and outdoor settings (i.e. common areas like lobby and corridor). The effect of indoor environment on the quality of life of the older people has been investigated, while this paper aims to examine the different effect of common areas environment for the older people.Design/methodology/approachA questionnaire survey was administered among over 300 older people living in private buildings. Multiple statistical techniques, including reliability test, correlation coefficient and multiple regression models, were used to analyze the collected data to determine the interactions between facilities management of the common areas in private buildings and the environment domain of quality of life for older people.FindingsThe final results were concluded based on the congruence of all the statistical results, which covered the identification of facilities management factors in common areas of private buildings that could influence the environment domain of quality of life for older people, including overall environment, health-care accessibility, information acquisition and transportation aspects; the overall environment was positively predicted by space and security in common areas of private building; health-care accessibility was positively affected by space, barrier-free facilities and recreational facilities; the information acquisition was only positively predicted by security; transportation was positively predicted by distance and recreational facilities; and building services of common areas in private buildings had no effect on the environment domain of quality of life for older people.Originality/valuePractical recommendations have been made to improve the facilities management of common areas in private buildings to ensure the quality of life for older people, including provision of walking assistance, motion or infrared controlled systems and so on. This study contributed to enhance current understanding of the interactions between the older people and their living environment.

Abstract
Purpose
Personal characteristics, such as age, marital status, education level and gender, vary among elderly residents in residential apartments. These characteristics may influence the elderly residents’ satisfaction with the facilities provided in their residential apartments. To ensure appropriate facilities management (FM) items are provided for the different categories of elderly people, it is necessary to understand their basic needs. Therefore, this paper aims to compare the satisfaction with FM items among elderly people with different personal characteristics in private domestic (PD) buildings.
Design/methodology/approach
A questionnaire survey was conducted among elderly people with different personal characteristics in PD buildings to collect information about their levels of satisfaction with FM items. A total of 41 FM items and four characteristics of the elderly, namely, age, gender, marital status and education, were identified in this study.
Findings
The result shows that satisfaction with natural daylight was significantly different among elderly people of different genders, while the one-way between-groups ANOVA indicate that satisfaction with the size of bedrooms, turning spaces at doors, temperature in bathrooms and/or toilets, colour, accessibility and ease of closing or opening the doors were significantly different among elderly people belonging to different age groups and of different marital status and education level.
Originality/value
Designers and private developers are therefore recommended to increase the sizes of bedrooms, install windows on opposite sides of walls in the flats and ensure there is an adequate light reflection ratio for wall and floor colours, to accommodate elderly people’s special characteristics.

Abstract
Space management has been widely examined in commercial facilities, educational facilities, and hospitals but not in China's institutional care facilities. Poor spatial arrangements, such as wasted space, dysfunctionality, and environment mismanagement, are increasing; in turn, the occupancy rate is decreasing due to residential dissatisfaction. To address these problems, this paper's objective is to explore the space management goals (SMGs) in institutional care facilities in China. Systematic literature analysis was adopted to set SMGs' principles, to identify nine theoretical SMGs, and to develop the conceptual model of SMGs for institutional care facilities. A total of 19 intensive interviews were conducted with stakeholders in seven institutional care facilities to collect data for qualitative analysis. The qualitative evidence was analyzed through open coding, axial coding, and selective coding. As a result, six major categories as well as their interrelationships were put forward to visualize the path diagram for exploring SMGs in China's institutional care facilities. Furthermore, seven expected SMGs that were explored from qualitative evidence were confirmed as China's SMGs in institutional care facilities by a validation test. Finally, a gap analysis among theoretical SMGs and China's SMGs provided recommendations for implementing space management in China's institutional care facilities.

Abstract
Purpose
Smart-home technology (SHT) has been identified by the World Health Organization as a possible solution for assisting older people to maintain their independence and to live safely at home when performing the activities of daily living. This study aims to identify the factors, as well as their inter-relationships, influencing senior citizens to adopt elderly-friendly SHT that supports ageing-in-place in high-density Hong Kong living settings.
Design/methodology/approach
An interpretive structural modelling approach has been used to analyse the factors to develop a better understanding of the relationships between factors influencing SHT adoption, and “Matrice d’Impacts Croisés-Multiplication Appliquée à un Classement” analysis has been used to classify the analysed factors.
Findings
The results suggested that strong government support, efficient backup supporting service and the design of user interface devices have been found as the driving factors encouraging the adoption of SHT. Other factors, including the maintenance of devices, levels of usage and penetration of devices, individual needs and financial considerations, were considered as autonomous factors and are less important to the decision to adopt SHT.
Originality/value
This study provides useful information to policymakers and building designers on the human perspective of SHT adoption, such as the needs and requirements of older people to be considered in SHT technical design and appropriate technological solutions.

Abstract
Purpose
– The aim of this study was to investigate the dimensions of housing adequacy evaluation by residents in public housing with a view to identifying how government and construction professionals can deliver adequate housing facilities.
Design/methodology/approach
– The research is based on household surveys involving 517 respondents selected from nine public housing estates constructed between 2003 and 2010 in Ogun State Southwest Nigeria. The data were collected using structured questionnaire administered to the residents by the researchers through visits to the housing estates. A total of 33 variables derived from the review of the literature were used in measuring housing adequacy. Descriptive statistics and factor analyses were used in analysis of the data.
Findings
– The study reveals that residents perceived their housing situation as inadequate. They evaluated housing adequacy based on four key dimensions: ambient condition of interiors spaces, security, utilities and neighbourhood facilities; social infrastructure; level of privacy and size of sleeping; and living and dining areas in the residences. These dimensions of housing adequacy evaluation were found not to be exactly the same way experts conceived housing adequacy in the literature.
Research limitations/implications
– The concept of housing adequacy can be used to examine occupants’ housing preferences and their standard of living, the quality of housing and the performance of mass housing projects.
Practical implications
– The paper makes practical suggestions to government and construction professionals on how to improve adequacy levels of public housing. Specifically, in the areas of giving more attention to ambient condition of interiors, security, utilities and neighbourhood facilities as well as privacy and sizes of main activities areas in dwelling units in the design, construction and management of public housing projects.
Originality/value
– The study identifies dimensions of housing adequacy evaluation by residents in public housing and compares these with experts’ conception of housing adequacy.
